Brand new homes built in the exclusive Northern California town of Atherton don’t come around very often, but one that “stands apart from the rest” with a 20-foot glass front door and floating staircase spanning all three stories has just hit the market for $28 million.

Atherton, located south of San Francisco in the high-tech Silicon Valley area, is known as the nation’s most expensive ZIP code — 90427. The enclave is 116 miles southwest of Sacramento.

“It takes about three years minimum to build a new home in Atherton, due to the typical size of new builds, the enormous cost of construction, and many regulations designed to protect Atherton residents’ abilities to enjoy peace and serenity during neighboring new construction,” listing agent Mara McCain of The Agency told the Sacramento Bee. “For these reasons, very few offerings of new construction are available for sale at any given time. Atherton buyers are quite often already Atherton residents or residents of neighboring high-end communities who have been waiting years for the right house.”

This may be the right one.

The estate — six bedrooms, nine bathrooms, 10,668 square feet — sits on nearly one acre at 89 Tallwood Court and offers resort-style amenities.

“The main floor of this house is unique in that it is extremely open, and also opens with walls of glass to an outdoor entertainment hub, so amazing indoor outdoor parties can be held without separation,” McCain said. “This home has a post-pandemic thoughtfulness in meeting every need within the grounds in health and wellness and home entertainment.”

Specifically, the house has a pool, spa, sauna, massage room, gym, steam shower and lounge, along with entertainment spaces such as a movie theater, a wine tasting room with climate-controlled wine storage, full lower-level bar and a poker room.

“It’s a nod to private, self-contained, on-site fun and health and wellness,” McCain said. “Also, there is a view of the Santa Cruz Mountains, whereas most Atherton properties do not have mountain views.”

The floor plan is a departure from typical Atherton floor plans, according to The Agency. Most rely on basements to “round out every amenity on the bucket list,” but the Tallwood Way home features an airy and light walk-out lower level where the tiered theater, wine room and game room are located.
