What's Going Up: 24-unit townhome development underway in Colchester

COLCHSETER ― Longtime Essex builder Sheppard Custom Homes has a development called Blakely Meadows underway in Colchester, with 24 units in a mix of single-family homes and townhouses in duplexes and triplexes, plus one stand-alone condo.

The two single-family lots are spoken for and the stand-alone condo has already sold, according to Peter Sheppard, who together with his father, Tom, and partner Paul Brogna, are developing the project under the name, Rivers Edge Building Development.

Peter Sheppard said most of the 24 townhome units are also already spoken for, with calls coming in as soon as a sign with a phone number was posted on the property. The project isn't even listed yet on the Multiple Listing Service (MLS), reflecting the high demand for housing in Chittenden County. The MLS allows real estate brokers to share information about the properties they're trying to sell and invite other brokers "to cooperate in their sale in exchange for compensation if they produce the buyer," according to the National Association of Realtors.

Two townhome floor plans to choose from, both costing more than $500,000

There are two different floor plans for the townhomes, according to Sheppard:

  • The 2,150-square-foot Ashford, starting at $535,000

  • The 2,250-square-foot Haven, starting at $555,000

All of the units have three bedrooms and 2 1/2 bathrooms, Sheppard said.

"(Buyers) get to meet with vendors for flooring, cabinets, lighting fixtures, plumbing fixtures and closets," he said. "Most people increase the cost at least 10 to 15 grand. We have some that go as high as 60 to 80 grand (more) if they finish the space in the basement and do a tile shower."

Blakely Meadows sits on 13 acres, not counting the 3 1/2 acres for the single family homes.

Progress

The project is well underway with the buyers already living in one unit and several more units nearing completion. Peter Sheppard expects two more buyers to move in by mid-June. The, however, probably won't be completed until spring/summer 2027.

Features

A mix of townhouses in duplexes and triplexes, a stand-alone condo and single family homes. The townhouses all have three bedrooms and 2 1/2 bathrooms. The development has sidewalks and is surrounded by mature trees. There are home owners association dues of $230-$260 per month that cover mowing, grounds maintenance, plowing, trash service, septic maintenance, building insurance and state stormwater fees.
