This ‘unicorn’ home is the priciest in Horry County history. Here’s where to find it

Scour the oceans and forests around Horry County long enough, and you’re sure to see exotic wildlife.

But if you want to see a “unicorn”, head to The Dunes Club — an exclusive gated community in Myrtle Beach with the most expensive home listing in Horry County’s history.

The $7.8-million, 7-bedroom, 8.5-bathroom Derrick Mozingo-designed mansion at 8826 N. Ocean Blvd. was listed Oct. 14 by its owner, local real estate agent Theresa Jehle.

“It’s a commercial grade build and all the plumbing is commercial grade and everything, so that makes it kind of a unicorn on the coast of South Carolina, being a steel-and-concrete building of commercial grade construction,” Jehle said. “It just has a lot of other features that other homes don’t.”

Among them:

  • An owner’s suite with oceanfront views

  • Fully equipped chef’s kitchen with two wine refrigerators

  • A wet and dry bar with walk-in pantry

  • Two oceanfront terraces totaling more than 1,700 square feet

  • Six-person hot tub

Despite its eye watering cost, the home is set at a competitive price within the high-end housing market and likely will sell in a cash offer, Jehle said.

“I think when you look at other luxury markets along the eastern seaboard, and I would take that from the Hamptons all the way down to Miami, the quality of homes we still have is still a value,” Jehle said. “I think smart buyers who are interested in the Carolinas, Myrtle Beach has to be considered.”

In January, Jehle, of Realty ONE Group Dockside, pulled down the highest home resale the county had ever seen, turning a home at 8914 N. Ocean Blvd. in a $4.95 million cash deal.

As interest rates sit at near 20-year highs, Jehle said homes selling for at least $1 million are insulated from the spike since most are completed without financing.

Thirty-year fixed rate mortgages carried on average 7.57% interest for the week ending Oct. 12, according to Freddie Mac. That’s compared to a 4.9% rate at the same time in 2018.

“I would say the middle market, you know the $250,000 to $700,000, is definitely impacted by interest rates, and those homes are sitting longer,” Jehle said. “The prices are kind of stabilizing.”

Jehle said the nearly $8 million asking price was influenced by Myrtle Beach International Airport adding more routes from major cities and a pending PGA Tour Fed Ex Cup event to be played at The Dunes starting next year.

“There’s a lot of positive things that continue to happen to make that stretch of beach even more desirable,” Jehle said.
