SC selling more homes by population than all other states so far in 2023, Zillow data shows

South Carolina has sold the most homes per 100,000 people in the U.S. so far in 2023, housing market industry data shows.

The Palmetto State placed first with 77.30 house sales per 100,000 people.

Sherman Oaks realtors from Ruby Home Luxury Real Estate analyzed data from Zillow’s Home Value Index Tool from the last 30 days for each state alongside population data from World Population Review to establish what the real estate market looks like this year.

South Carolina has seen the most homes sold by population out of all other states in the country in January. A total of 4,071 houses and apartments were sold, with an average price of $301,659, over the last month.

Arizona ranked second with 5,669 homes sold over the last month and 76.82 house sales per 100,000 people at an average price of $419,675. This was above the national average of $357,319 nationwide, according to the research.

North Carolina ranked third for having the most homes sold in the country. The Old North State, also nicknamed The Tar Heel State, had 8,112 homes sold over the last month and 75.74 homes sold per 100,000 people at an average price of $329,634.

The population demographic for each state plays a big role in how they rank as well.

For example, Florida had one of the highest number of homes sold at 16,454 properties total over the last month; however, due to its vast population size, this only translated to 73.59 homes sold for every 100,000 people, according to the study by Ruby Home Luxury Real Estate Sherman Oaks realtors. The average price continued above the national average at $404,939.

This population difference placed Florida as the state with the fourth most homes sold in the country. In comparison, Florida has a population size of over 22 million in relation to South Carolina having just over 5 million total residents.
