Route 1 redevelopment plan would bring hundreds of apartments to South Brunswick

SOUTH BRUNSWICK – The Township Council is considering a redevelopment plan that would allow the construction of a six-story apartment building near the intersection of Route 1 and Campus Drive.

The AST Redevelopment Plan calls for a maximum of 304 apartments, with three of the three-bedroom units designated as affordable. The plan proposes a mix of studio; one- and two-bedroom units, some with dens, and three-bedroom apartments both affordable and market-rate

The AST Site is partially developed with deteriorated buildings and facilities, according to the redevelopment plan.

The redevelopment ordinance was introduced and passed on first reading at the May 1 Council meeting. It is scheduled for a public hearing and final adoption at the 6 p.m. May 15 Council meeting at the Municipal Building in Monmouth Junction.

The redevelopment area includes two lots – a 7-acre commercial lot owned by 4315 Route One LLC and a 16.9 acre vacant lot is owned by B&B Hotels LLC.

The site is in the Township’s OR: Office/Research/Conference District, which would remain the underlying zone. The Redevelopment Plan would be an overlay zone for the properties.

The plan calls for the apartment building to be "substantially set back" from Route 1 and "significant landscape screening" will be required.
