Rent increased by more than 34% in this Lexington area in just 6 months. See latest data

Median rent prices have risen by more than 10% in the last six months in several Lexington zip codes, according to data from RentHub.

RentHub’s data, last updated Oct. 4, includes median rent prices for several types of rental properties, including apartments, condominiums, duplexes, single-family and multi-family homes and townhouses.

Rent prices increased by an average of 10.1% from March to September in nine Lexington-area zip codes. Zip code 40511 had the steepest hike, with an increase of 34.93%, bringing the area’s median monthly rent to $1,495. Rental properties in that zip code have the highest median rent among all examined.

Rental properties in 40503 also had sharp price increases, with monthly rent up 31.02%. Median rent there is $1,415 as of Oct. 4, according to RentHub’s data.

While rent prices increased for eight of the nine Lexington-area zip codes for which data were available, properties in 40509 saw median rent prices decrease by 12.44%.

The Lexington-area zip code with the lowest median rent price is 40508, with a median monthly rent of $925. Homes in 40508 had smaller rent hikes on average compared to other Lexington areas, with an increase of 5.71% from March to September.

Rent.com puts Lexington’s average rent at $1,275 for one bedroom, $1,514 for two bedrooms and $1,924 for three bedrooms as of October. Prices have increased the most for two-bedroom units in the past month, Rent.com reports, with a hike of $167.

Some of the Lexington area neighborhoods with lower average rent prices include Aylesford Place, Gardenside and Eastland Parkway, according to Rent.com.

The greatest portion of Lexington apartments have rent prices between $1,001 and $1,500, Rent.com reports, closely followed by units in the $1,501 to $2,100 range.

About 36% of Lexington apartments have monthly rent costs above $2,101, according to Rent.com, and only 11% are between $701 and $1,000.

There are 157 single-family rental homes listed on Zillow as of Oct. 6, and base monthly payments range from $500 to $10,000. There are 98 apartment rental listings on the real estate site, with rent starting at $129 (for 240 square feet) and going up to $2,800.
