Palm Beach house bought in 2022 while under construction sells finished for $12.4 million

A house on Everglade Avenue that sold in early 2022 while under construction has changed hands again, this time for a recorded $12.4 million in Palm Beach.

The sellers of the North End home at 218 Everglade Ave. were health-insurance executive Rob Valerious and his attorney wife, Randi, whose primary residence is a house across town, property-tax records show.

A Florida limited liability named Slinkyglade LLC bought the house, according to the deed recorded May 24. That company's authorized representative is attorney Philp Gross of Florida Title & Escrow Professionals in Miami Beach, business records show. Gross could not be immediately reached for comment.

Completed last year, the four-bedroom house on Everglade Avenue has 4,198 square feet of living space, inside and out, on a lot measuring less than two-tenths of an acre.

The house was developed by Palm Beach resident Justin Besikof, a real estate investor, investment banker and mergers-and-acquisitions specialist. It was designed by architect Patrick Seagraves of SKA Architect + Planner and built by Dunworth Construction and Development, town records show.

The ground level features an open floor plan with a kitchen open to the great room and dining area. The house also features an elevator, smart-home technology and two laundry rooms.

The layout was designed for indoor-outdoor living with retractable glass walls fronting the dining room and backyard loggia. The pool has a fountain feature.

The second-floor primary bedroom has a railed terrace above the loggia that overlooks the pool.

The Valeriouses paid about $8 million for the house in February 2022, courthouse records show. But the amount that changed hands in that deal may have been higher, because the developer may have required additional money once the house was completed, according to sources familiar with such transactions.

In the sale that just closed, Compass Florida agent Elizabeth DeWoody acted for the Valeriouses, just as she did when they bought the house in 2022. She most recently had the property listed at $12.9 million.

Agent Gary Pohrer of Douglas Elliman Real Estate handled the buyer’s side of the deal, which closed May 22, according to the Palm Beach Board of Realtors Multiple Listing Service.

Pohrer declined to comment. DeWoody also declined to discuss the sale and declined comment on behalf of her clients.

The sellers own a house across town at 345 Brazilian Ave., which they have homesteaded as their primary residence, property records show. They bought that house for a recorded $4.17 million in February 2020.

Rob Valerious is principal managing partner of Bluff Road Ventures, an investment firm. He recently retired as executive vice president and chief strategy officer at Chicago-based Allied Benefit Systems, which provides third-party administrative, medical-management and compliance services to self-insured employers, according to its website. Valerious spent 35 years at that company and remains on its board of directors, his retirement announcement said.

In the 2022 sale on Everglade Avenue, Besikof acted on his own behalf as a real estate agent with Linda R. Olsson Inc.
