Ottawa County sales prices slightly down in February

OTTAWA COUNTY — Newly released data from Realtor.com shows potential buyers and sellers in Ottawa County saw homes sell for less in February than the previous month's median sales price of $339,000.

The median home sold for $335,000, an analysis of data from Realtor.com shows. That means February, the most recent month for which figures are available, was down 1.2% from January.

Compared to February 2023, the median home sales price was up 8.1% at $335,000 compared to $310,000.

Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

Looking only at single-family homes, the $344,950 median sales price in Ottawa County was up 1.8% in February from $339,000 the month prior. Since February 2023, the sales price of single-family homes was up 12.4% from a median of $307,000.

No single-family homes sold for $1 million or more during the month.

Condominiums and townhomes decreased by 14.1% in sales price to a median of $290,000 from $337,500 in January. Compared to February 2023, the sales price of condominiums and townhomes was down 9.4% from $319,900. One​ condominium or townhouse sold for $1 million or more during the month, compared to zero recorded transactions of at least $1 million in February 2023.

Year-over-year, the number of recorded sales in Ottawa County dropped by 7.7% from 183 to 169. All residential home sales totaled $58.2 million.

In Michigan, homes sold at a median of $215,000 in February, up 7.5% from $200,000 in January. There were 7,122 recorded sales across the state during February, up 4% from 6,849 recorded sales in February 2023.

The total value of recorded residential home sales in Michigan increased by 2.4% from $2 billion in January to $2.1 billion in February.

Of all residential home sales in Michigan, 3.12% of homes sold for at least $1 million in February, up from 0.67% in February 2023.

Sales prices of single-family homes across Michigan increased by 3.8% from a median of $194,761 in January to $202,107 in February. Since February 2023, the sales price of single-family homes across the state was up 11.3% from $181,635.

Across the state, the sales price of condominiums and townhomes rose 9% from a median of $252,000 in January to $274,750 in February. The median sales price of condominiums and townhomes is up 22.1% from the median of $225,000 in February 2023.

The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
