Iconic Modesto coffeehouse for sale. Here’s how much it would cost to buy the Queen Bean

The Queen Bean, a beloved coffeehouse operated out of a Victorian home in downtown Modesto, may be closing soon.

A Youtube video posted Jan. 9 shows the business, at 1126 14th St., listed for sale at a price of $675,000.

A Tuesday night Facebook message to the coffeehouse confirmed that owner Debra Martinez is selling. “It has been in escrow for six months. It is still open for offers,” the response read.

The listing describes the property as “a historical landmark building dating back to 1914, currently operating as a beloved coffee shop and recognized as a local icon.”

It says over $250,000 in upgrades have been made since the purchase of the Victorian home, which Modesto Bee archives show was in 2004.

The upgrades include a refinished deck with wheelchair accessibility, the installation of a drive-thru with a driveway, the addition of a second bathroom and renovation of the original one, new plumbing, electrical, lighting, interior and exterior paint and a fireplace insert.

What remain original in the home-turned-Queen Bean are its hardwood floors, light fixtures, wooden doorway arches and ornamental ceiling in the dining area.

“An investor can benefit even more from this property as the upstairs contains a remodeled studio that is currently occupied by a long-standing resident, with potential upside in rent,” the listing reads.
