How much more are Lexington renters paying for housing this year? Explore the price data

Rent prices continues to climb in Central Kentucky, and if you’re looking for a unit, you can expect to pay an average anywhere from $800 to more than $1,500.

That’s according to rental site RentHub, and price averages in the area depend on ZIP code and the size and type of home.

Renting an apartment in Lexington costs an average of 8.6% more than it did last year, according to online real estate platform Point2Homes, bringing the average monthly rent to $1,162. Average single-family homes cost $2,058 to rent, Point2Homes reports.

Changes in rent vary by Central Kentucky ZIP code. As of May, the median rent in 40502 was $1,300, RentHub reports, while ZIP code 40503 had a median rent price of $1,597. Median rent was $800 in 40504, $1,550 in 40507 and $1,284 in 40511.

In May, Lexington had a more expensive median rent price than the smaller cities of Winchester, Nicholasville or Richmond, according to RentHub. Data for Shelbyville and Versailles were only available through February.

More than 45% of Lexington apartments rent for anywhere between $1,000 and $1,500, according to Point2Homes, while 37.4% have rent from $700 to $1,000. Just about 3% of apartments were in the $500 to $700 range.

Roughly 10% of Lexington apartments have rent between $1,500 to $2,000, Point2Homes reports, and 3.51% have rent prices exceeding $2,000 per month.

Median rent for one-bedroom homes stands at $962, according to another site, ApartmentList.com, while two-bedroom places go for a midpoint $1,186 per month.

Lexington saw a higher month-to-month rent hike compared to the U.S. as a whole, according to ApartmentList.com. Rent in the city was up 1.9% from April to May, while the nation saw a 0.5% average rent increase over the same period.

As of Tuesday, there were 411 Lexington rental listings advertised on popular real estate site Zillow, including apartments, single-family homes and townhouses. Prices ranged from $500 per month for a 400-square-foot studio apartment up to $5,800 for a five-bedroom home.
