Most recent median home sales in Winnebago County down at $245,250

Newly released data for July shows that potential buyers and sellers in Winnebago County saw houses sell for lower than the previous month's median sale price of $265,000.

The median home sold for $245,250, an analysis of data from Realtor.com shows. That means July, the most recent month for which figures are available, was down 7.5% from June.

Compared to July 2022, the median home sale price was up 12.7% at $245,250 compared to $350,000.

Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

Looking only at single-family homes, the $255,000 median selling price in Winnebago County was down 1.9% in July from $260,000 the month prior.

One condominiums or townhomes sold for $1 million or more during the month, compared to zero recorded transactions of at least $1 million in July 2022.

Condominiums and townhomes decreased by 45% in sales price this July to a median of $150,000 from $272,800 in June. Compared to July 2022, the sale price of condominiums and townhomes was up 7.4% from $17,900. One homes sold for $1 million or more during the month, compared to zero recorded transactions of at least $1 million in July 2022.

In July, the number of recorded sales in Winnebago County rose by 49.7% since July 2022 from 12 to 152. All residential home sales totaled to $43.5 million.

In Wisconsin, homes sold at a median of $290,000 this July, up 1.8% from $285,000 in June. There were 5,037 recorded sales across the state this July, down 0.2% from 6,101 recorded sales in July 2022.

The total value of recorded residential home sales in Wisconsin increased by 5.5% from $1.8 billion in June to $1.9 billion this July.

Out of all residential home sales in Wisconsin, 0% of homes sold for at least $1 million in July, the same as July 2022.

Sale prices of single-family homes across Wisconsin increased by 2.9% from a median of $290,341 in June to $298,784 in July. Since July 2022, the sale price of single-family homes across the state was up 0.1% from $279,981.

Across the state, the sale price of condominiums and townhomes dropped 5.2% from a median of $270,000 in June to $256,000 this July. The median sale price of condominiums and townhomes is up 0.1% from the median of $234,900 in July 2022.

The median home sale price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sale price, which would mean taking the sum of all sale prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
