These are the most and least expensive ZIP codes to buy a home in Cumberland County

Purchasing a home in Cumberland County is getting more expensive. In March 2023, the median price for a house in the county was $225,000. Now, it’s grown to $240,500, and in 12 of the county's 15 ZIP codes, the median cost to purchase a home was up from 2023.

Home prices in Cumberland County have been rising for years, but which area of the county is the most expensive to buy into? Which areas are the least expensive?

Here’s what we found using March 2024 median home price data from Redfin, a real estate brokerage firm that publishes real estate analysis using multiple listing service data.

Here’s a look at median home sale prices in Cumberland County ZIP codes in March 2024.

28301: $160,000

Cumberland County’s 28301 ZIP code is at the center of the county, including downtown Fayetteville and the Broadell, Holly Springs and University Hills neighborhoods. This ZIP code includes Fayetteville State University and part of the Murchison Road corridor. The median sale price in March 2024 was $160,000, up 18.5% over last year. Forty-five homes were sold in the 28301 ZIP code in March, down from 51 last year.

28304: $203,000

Cumberland County’s 28304 ZIP code includes Bordeaux, Clairway, Arran Lakes, Arran Lakes West and Carolina Highlands neighborhoods in Fayetteville. This ZIP code covers much of the area between Cumberland and Raeford roads, moving from Robeson Street toward the Gillis Hill area. It includes the Bordeaux shopping center and Cape Fear Valley Medical Center. The median sale price in March 2024 was up 10% over 2023 at $203,000. There were 137 homes sold in this ZIP code in March, down from 143 in March 2023.

28303: $205,000

Cumberland County's 28303 ZIP code includes the Fayetteville neighborhoods of Cottonade, Bonnie Doone, Cumberland Heights, VanStory Hills, Foxfire, Ponderosa and Summer Hill. This ZIP code starts at Raeford Road and moves north around South McPherson Church Road and Yadkin Road. It includes the city’s main retail and dining hub, Cross Creek Mall. The median sale price in March 2024 was $205,000, up 10.5% over last year. There were 97 homes sold in this ZIP code in March, down from 106 in March 2023.

28314: $220,000

Cumberland County’s 28314 ZIP code includes the Fayetteville neighborhoods of Loch Lomond, Montclair, Cliffdale, Hollywood Heights, Kingsford and Hawthorne. This ZIP code covers the area between Raeford and Cliffdale roads, moving west from South McPherson Church Road to Hoke Loop Road. The median sale price in March 2024 was up 6.4% over 2023 at $220,000. There were 228 homes sold in this ZIP code in March, down from 260 in March 2023.

28391: $245,000

Cumberland County’s 28391 ZIP code includes Stedman, a town along N.C. 24. The median sale price in March 2024 was $245,000, down 13.7% from March 2023. There were 13 homes sold in 28391 last month, down from 19 in March 2023.

28311: $250,000

Cumberland County’s 28311 ZIP code starts at Country Club Drive, moving north along Murchison Road and the east bank of the Cape Fear River. It includes Methodist University, part of the Ramsey Street corridor, and part of Fayetteville’s historically Black corridor, Murchison Road. The median sale price in March 2024 was $250,000, up 6.4% from March 2023. There were 118 homes sold in this ZIP code in March, down from 145 in March 2023.

28305: $260,000

Cumberland County’s 28305 ZIP code includes Fayetteville's historic Haymount neighborhood. This ZIP code starts at Robeson Street and moves north to include Highland Center shopping plaza, Fayetteville Technical Community College and part of Hay Street. It ends around Fort Bragg Road. The median sale price in March 2024 was $260,000, up 9% over last year. There were 35 homes sold in this ZIP code in March, down from 36 in March 2023.

28342: $264,000

Cumberland County’s 28432 ZIP code covers a small area along Fayetteville Road in Falcon. The median sale price for this ZIP code was $264,000 in March 2024, up 53.2% from March 2023. There's no data on the number of home sales in 2023 or 2024.

28312: $266,500

Cumberland County’s 28312 ZIP code stretches from the county’s southern border, along the east bank of the Cape Fear River to include Vander, Eastover and Fayetteville’s Cedar Creek and East Fayetteville neighborhoods. The median sale price in March 2024 was $266,500, down 19.8% from March 2023. There were 47 homes sold in this ZIP code in last month, down from 54 in March 2023.

28348: $275,250

Cumberland County’s 28348 ZIP covers a swath along Chickenfoot Road and South Main Street in Hope Mills. It includes Dirtbag Ales, a brewery with a large outdoor space that hosts food trucks and a weekly farmers market. The median sale price in March 2024 was $275,250, up 5.9% over 2023. There were 156 homes sold in this ZIP code in March, up from 153 in March 2023.

28306: $286,000

Cumberland County’s 28306 ZIP code is in the southern part of the county along the west bank of the Cape Fear River including part of Hope Mills, Gray’s Creek and Fayetteville's Cross Creek neighborhood. This ZIP code includes Fayetteville Regional Airport and the Crown Complex. The median sale price in March 2024 was $286,000, up 4% over 2023. There were 146 homes sold in this ZIP code in March, up from 137 in March 2023.

28390: $305,000

Cumberland County’s 28390 ZIP code in northwest Cumberland County stretches along East Manchester and Vass roads in Spring Lake. It includes the Hairtown, Manchester and Twin Lakes neighborhoods and Simmons Army Airfield. The median sale price in March 2024 was $305,000, up 10.9% over last year. There were 79 homes sold in this ZIP code in March, up from 78 in March 2023.

28356: $324,706

Cumberland County’s 28356 ZIP code includes Linden. This ZIP code’s eastern and southern border is the Cape Fear River, and the northern border is Little River. The median sale price last month was $324,706, up 2.1% from 2023. There were 21 homes sold in this ZIP code in March, up from 19 in March 2023.

28395: $370,000

Cumberland County’s 28395 ZIP code includes Wade. This ZIP code is bordered by the Cape Fear River to the west and stretches along River and Goldsboro roads. The median sale price in March 2024 was up 114% over 2023 at $370,000. Three homes sold in this ZIP code in March, down from five in March 2023.

28344: $443,000

In northeast Cumberland County is the 28344 ZIP code, which includes parts of Godwin and Falcon. This ZIP code’s western border is the Cape Fear River and it follows Interstate 95 north to Baggett Road. The median sale price in March 2024 was $443,000, up 57.6% over 2023. Two houses sold in March 2024, but there's no data on the number of home sales in 2023.
