I’m a Real Estate Agent: These 6 Cities Are Hidden Gems for Buyers

Mortgage rates topped 7% in mid-April, which the Wall Street Journal says put the housing market in a “slump.” Fortune says that despite an otherwise booming economy, the slump is more like a full-blown housing market recession.

There’s no debating that the current climate is unforgiving for buyers looking to purchase a home — at least in most of the country. But one industry professional knows some hidden hotspots that offer glimmers of hope.

“As a real estate agent, identifying hidden gems for buyers is about finding cities that offer great value, quality of life and potential for appreciation,” said James Heartquist, who founded WeBuyHousesArizona after transitioning from the construction industry to real estate. “Here are six cities that I consider hidden gems in the real estate market.”

You might not have heard of the half-dozen cities profiled here, but they all offer affordability, livability and proximity to big cities without the cost or chaos. When reading, keep in mind that the average home value in the United States is $354,179.

Hopkins, South Carolina

Heartquist’s first choice is located near the exact center of South Carolina, northwest of the state’s only national park, Congaree National Park, and just south of the capital.

“Hopkins is a small town with a big appeal for those looking for affordability and a slower pace of life,” said Heartquist. “With real estate averaging less than $300,000, it’s a great option for buyers seeking a suburban feel without the hefty price tag of larger cities.”

Much less than $300,000, actually — the average home value in Hopkins is less than $203,000.

“Its proximity to Columbia, the state capital, ensures that residents don’t miss out on urban amenities, making it an attractive spot for both families and professionals,” said Heartquist.

Princeton, Texas

While bigger than tiny Hopkins, Heartquist’s second choice also has a small-town feel with around 20,000 residents — and like Hopkins, it’s immediately adjacent to a big city.

“Princeton is part of the rapidly growing region north of Dallas,” said Heartquist. “It offers a rural atmosphere with the convenience of being close to a major metropolitan area. The city has seen a surge in new developments, providing buyers with a variety of housing options. Its affordable housing, combined with Texas’ favorable tax environment, makes Princeton an excellent choice for buyers looking for value and growth potential.”

The average home there costs about $335,000.

Casselberry, Florida

Heartquist also likes a city of 30,000 in the Sunshine State — and like his first two picks, it’s near, but comfortably away from a major urban center.

“Located in the heart of Seminole County, Casselberry boasts a variety of parks and recreational facilities, making it ideal for those who enjoy the outdoors,” said Heartquist. “The city’s real estate market is characterized by its affordability and the availability of a range of property types. Casselberry’s central location also means that residents have easy access to Orlando’s job market and attractions without living in the midst of the hustle and bustle.”

At a little more than $356,000, the average home value in Casselberry is roughly on par with the national average but well under the state average of $397,137.

Lewisburg, Tennessee

Home to a little more than 12,000 people, Heartquist’s favorite spot in the Volunteer State is just south of Nashville and boasts an accessible average home value of less than $284,000.

“Lewisburg is a charming city that offers a blend of historical appeal and modern conveniences,” he said. “It’s known for its friendly community and small-town feel. The cost of living is low, and the real estate market is accessible for first-time homebuyers and those looking to downsize. Lewisburg’s economy is bolstered by a strong manufacturing sector, providing stability and job opportunities.”

North Richland Hills, Texas

With a population of around 70,000, Heartquist’s second Lone Start State gem is considerably bigger than the other cities he recommends.

“As a suburb of Fort Worth, North Richland Hills provides a perfect balance between suburban tranquility and city life,” said Heartquist. “It’s recognized for its excellent schools, community programs and well-maintained neighborhoods.”

The average home value is a relatively high $372,679, but don’t let that scare you off.

“The housing market here is diverse, offering everything from starter homes to more upscale properties, all at reasonable prices compared to the larger metropolitan areas,” said Heartquist.

Royse City, Texas

Royse City in Northeast Texas has roughly 20,000 residents and an average home value of less than $342,000. Like the others on the list, it has big-city access without the cost or headaches.

“Royse City is part of the Dallas-Fort Worth metroplex and is known for its rapid growth and development,” said Heartquist. “It maintains a small-town atmosphere while offering residents modern amenities and services. The real estate market in Royse City is booming, with a mix of historic homes and new construction catering to a range of preferences and budgets. Its location provides easy access to the employment and entertainment options in Dallas and Fort Worth.”
