Hotel, housing and office space planned near Booth Amphitheatre in Cary

Cary residents can hear developers’ plans Wednesday about how they would like to transform 48 acres across from Booth Amphitheatre by adding office space, hundreds of residences and a 120-room hotel.

Cary staff will facilitate a community forum to inform residents of the Holt Planned Development District proposal, which could build up to 750 multi-family units and a maximum of 360,000 square feet of office space across multiple buildings.

The proposal seeks to rezone two properties at 8200 and 8400 Regency Parkway, which is off U.S. 1 and U.S. 64.

The undeveloped property is valued at $2.1 million, according to the Wake County Register of Deeds. It’s owned by two people in Apex, according to the rezoning application that was submitted Aug. 31 by CREA, a real estate company based in Austin, Texas.

According to the application, the Holt project is designed to provide a “21st century live and work development” that will attract businesses and employers to the Cary community.

CREA’s developers intend for employees who work in the area to also live nearby and extend the greenway through the property. The proposal calls for 50 of the residences to look like “townhouse, low-rise villas” with the rest multi-story apartments.

Regency Parkway is home to the Swift Creek Greenway, which runs along Hemlock Bluff Nature Preserve and was made out of recycled materials, according to the town’s website.

Other attractions along the parkway are the Koka Booth Amphitheater, Symphony Lake and Lochmere Park. The area is also the location of several office buildings and businesses, including Garmin and Veloxis Pharmaceuticals.

Holt will be the second property in the Triangle owned by CREA. The group owns the 396-unit luxury apartment complex Regatta at Lake Lynn on Inland Trail in Raleigh. They acquired the property in 2019. CREA is in 17 markets around the country, including Texas, Colorado, and Tennessee.

On Wednesday from 6:30 to 8 p.m, property owners and residents can join the town’s virtual forum to share any issues with CREA prior to a formal public hearing at a town council meeting.

The public hearing before the full council has not been announced yet and owners within 800 feet of the proposed Holt development will be notified before it happens, according to the town.
