Homes in Rapides Parish sold for higher prices recently: See how much here

Newly released data from Realtor.com for February shows that potential buyers and sellers in Rapides Parish saw houses sell for higher than the previous month's median sales price of $154,000.

The median home sold for $175,000, an analysis of data from Realtor.com shows. That means February, the most recent month for which figures are available, was up 13.6% from January.

Compared to February 2023, the median home sales price was down 2.5% at $175,000 compared to $179,500.

Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

Looking only at single-family homes, the $170,000 median selling price in Rapides Parish was up 11.1% in February from $153,000 the month prior. Since February 2023, the sales price of single-family homes was down 4.1% from a median of $177,250.

No single-family homes sold for at least $1 million or more during the month.

Condominiums and townhomes increased by 210.4% in sales price during February to a median of $527,699 from $170,000 in January. Compared to February 2023, the sales price of condominiums and townhomes was up 88.5% from $280,000. No condominiums or townhomes sold for at least $1 million or more during February.

In February, the number of recorded sales in Rapides Parish rose by 19.7% since February 2023 from 61 to 73. All residential home sales totaled to $15.6 million.

In Louisiana, homes sold at a median of $215,000 during February, up 2% from $210,750 in January. There were 2,584 recorded sales across the state during February, down 2.3% from 2,646 recorded sales in February 2023.

The total value of recorded residential home sales in Louisiana increased by 14.3% from $585.6 million in January to $669.5 million this February.

Out of all residential home sales in Louisiana, 1.2% of homes sold for at least $1 million in February, down from 1.59% in February 2023.

Sales prices of single-family homes across Louisiana increased by 0.8% from a median of $215,000 in January to $216,735 in February. Since February 2023, the sales price of single-family homes across the state was up 1% from $214,700.

Across the state, the sales price of condominiums and townhomes dropped 6.3% from a median of $181,900 in January to $170,500 during February. The median sales price of condominiums and townhomes is down 11.9% from the median of $193,500 in February 2023.

The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
