Homes in Muskingum County sold for lower prices recently: See how much here

Newly released data from Realtor.com for February shows that potential buyers and sellers in Muskingum County saw houses sell for lower than the previous month's median sales price of $163,933.

The median home sold for $152,000, an analysis of data from Realtor.com shows. That means February, the most recent month for which figures are available, was down 7.3% from January.

Compared to February 2023, the median home sales price was up 16.9% at $152,000 compared to $130,000.

Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

Looking only at single-family homes, the $152,000 median selling price in Muskingum County was up 2.5% in February from $148,250 the month prior. Since February 2023, the sales price of single-family homes was up 16.9% from a median of $130,000.

No single-family homes sold for at least $1 million or more during the month.

Condominiums and townhomes decreased by 8.2% in sales price during February to a median of $304,900 from $332,000 in January. Compared to February 2023, the sales price of condominiums and townhomes was up 38% from $221,000. No condominiums or townhomes sold for at least $1 million or more during February.

In February, the number of recorded sales in Muskingum County rose by 44.4% since February 2023 from 63 to 91. All residential home sales totaled to $15.8 million.

In Ohio, homes sold at a median of $198,800 during February, a slight decrease from $198,877 in January. There were 9,064 recorded sales across the state during February, up 12.3% from 8,073 recorded sales in February 2023.

The total value of recorded residential home sales in Ohio decreased by 78.5% from $11.5 billion in January to $2.5 billion this February.

Out of all residential home sales in Ohio, 1.81% of homes sold for at least $1 million in February, down from 2.53% in February 2023.

Sales prices of single-family homes across Ohio decreased by 0.2% from a median of $197,420 in January to $197,080 in February. Since February 2023, the sales price of single-family homes across the state was up 9.5% from $180,000.

Across the state, the sales price of condominiums and townhomes is at a median of $200,000, the same as January. The median sales price of condominiums and townhomes is down 1.7% from the median of $203,500 in February 2023.

The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
