Homes in Chittenden County sold for lower prices recently: See how much here

Newly released data from Realtor.com for February shows that potential buyers and sellers in Chittenden County saw houses sell for lower than the previous month's median sales price of $404,430.

The median home sold for $391,450, an analysis of data from Realtor.com shows. That means February, the most recent month for which figures are available, was down 3.2% from January.

Compared to February 2023, the median home sales price was down 0.7% at $391,450 compared to $394,000.

Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

Looking only at single-family homes, the $483,000 median selling price in Chittenden County was up 6.5% in February from $453,500 the month prior. Since February 2023, the sales price of single-family homes was up 20.8% from a median of $400,000.

One single family home sold for $1 million or more during the month, compared to five recorded transactions of at least $1 million in February 2023.

Condominiums and townhomes increased by 10.8% in sales price during February to a median of $337,900 from $305,000 in January. Compared to February 2023, the sales price of condominiums and townhomes was down 10.5% from $377,500. No condominiums or townhomes sold for at least $1 million or more during February.

In February, the number of recorded sales in Chittenden County rose by 14.8% since February 2023 from 61 to 70. All residential home sales totaled to $31.5 million.

In Vermont, homes sold at a median of $325,000 during February, down 0.8% from $327,500 in January. There were 258 recorded sales across the state during February, up 16.2% from 222 recorded sales in February 2023.

The total value of recorded residential home sales in Vermont decreased by 17.5% from $129.2 million in January to $106.6 million this February.

Out of all residential home sales in Vermont, 4.65% of homes sold for at least $1 million in February, down from 7.21% in February 2023.

Sales prices of single-family homes across Vermont decreased by 9.3% from a median of $355,478 in January to $322,500 in February. Since February 2023, the sales price of single-family homes across the state was up 14.2% from $282,500.

Across the state, the sales price of condominiums and townhomes rose 12.6% from a median of $300,000 in January to $337,900 during February. The median sales price of condominiums and townhomes is up 13% from the median of $299,000 in February 2023.

The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
