Here's the traffic to expect from warehouses planned for Manalapan Manor and horse farm
MANALAPAN - A 575,596-square-foot warehouse and 55,003-square-foot skating rink could replace Manalapan Manor, the defunct assisted-living facility that closed in 2020 due to years of health violations, along with the horse-training farm behind the facility.
The warehouse and skating rink are the first phase of a redevelopment plan adopted by the township in 2021 that includes Gaitway Farm. The area is located near the intersection of Route 33 and Woodward Road.
According to engineer Mark Lescavage, the developer Active Acquisitions will not build the first phase unless the second phase is approved. The reason is a traffic light is proposed to be constructed at Sawgrass Drive and a proposed second phase road would connect a potential second warehouse with the first phase warehouse and skating rink.
Kenneth Pape, attorney for the developer, said the horse stables at Gaitway Farm would be relocated to south of the racing tracks and 40% of the redevelopment area would be subjected to preservation.

According to the developer’s traffic analysis, a second phase could include a 1,100,000-square-foot warehouse on Gaitway Farm.
The traffic analysis indicates that the first phase warehouse could generate 98 morning peak-hour trips and 104 evening peak-hour trips. Of those trips, 12 of the morning and 17 of the evening trips would be truck traffic. The skating rink could generate 36 morning peak-hour trips and 97 evening peak-hour trips.
And the second phase 1,100,000-square-foot warehouse could generate 187 morning peak-hour trips and 198 evening peak-hour trips. Of those trips, 22 of the morning and 33 of the evening peak-hour trips would be truck traffic.

The 575,596-square-foot warehouse would have 20,000 square feet of office space, 83 loading docks and 56 trailer stalls, according to Lescavage. And the skating rink would be two-stories and include two ice skating rinks.
The developer’s presentation Thursday night was an introduction. It is scheduled to return to the planning board at 7:30 p.m. Thursday, June 13, at Manalapan’s Town Hall.
The developer is also proposing another warehouse and distribution center in Upper Freehold, which would include a 453,720-square-foot warehouse center less than 100 feet from the backyards of a residential neighborhood in Allentown.
