New Indiana University football coach Curt Cignetti and his wife, Manette L. Cignetti, just bought a 9,400-square-foot mansion in Sterling Woods, a luxury housing area southeast of Bloomington.

The couple paid $2.6 million for the 13.3-acre property or about $900,000 more than the most recent assessment, from about a year ago.

According to property listings, the custom-built mansion was built in 2000 and has eight bedrooms and 7.5 baths. It features an exercise room, sauna, underground pool and tennis court.

The couple have three children.

Cignetti last year signed a six-year contract with IU, with a starting salary of $4 million per year, including a base salary of $500,000 and annual outside marketing and promotion income starting at $3.5 million. At his prior job at James Madison University in Harrisonburg, Virginia, Cignetti earned an annual salary of $677,311.

IU’s previous football coach, Tom Allen, earned an annual $4.9 million after his extension in March 2021.

The university fired Allen in December, with the buyout costing the institution $15.5 million. Cignetti’s six-year contract calls for his buyout to be as high as $20 million — though if Cignetti resigns, he would owe the university as much as $6 million.

The Indiana athletic department reported a $5.6 million surplus in the 2023 financial report it submitted to the NCAA.

Cignetti and the property’s listing agent, Jeff Franklin, could not be reached. According to local property records, the Cignettis bought the home from Thomas C. and Angela Martin. Tom Martin is a local auto dealer.

The sales price of Cignetti’s new home is about $500,000 higher than the most expensive home sold in Monroe County last year, a 10,000-square-foot mansion on Lake Monroe. The most expensive home sold in Monroe County in 2022 changed hands for just under $2.7 million.

Home prices in Monroe County, as in much of the country, have risen sharply over the last few years, especially during the pandemic, with not much of a slowdown despite higher post-pandemic interest rates.

According to real estate firm Redfin, the median sales price for homes in Monroe County in February was $305,000, up 12.8% from a year earlier. In the last five years, the median sales price has increased by $115,000, or 60%.

Homes on average sold after 76 days on the market in February, up three days from a year ago, but down two days from 2019.
