Growth update: New industrial park breaks ground, multi-family community coming to Inman

The Spartanburg area's development boon continues with plans for a multi-family community, relocation of a company headquarters and a new 3.6 million-square-foot industrial park.

A multi-family investment firm has acquired a 33-acre site in Inman with plans to develop Hartley View, an $86-million multi-family community.

In Cherokee County, Glenstar Logistics is building a spec warehouse with its capital partner, Creek Lane Capital. Construction has started on the first phase of the 3.6 million-square-foot facility.

NAI Earle Furman has leased 18,500 square feet of office space in downtown Spartanburg to Gibbs International for the relocation of its international headquarters.

Ground broken on Phase I of industrial park in Gaffney

Glenstar Logistics and its capital partner, Creek Lane Capital, have begun construction on the first phase of the 3.6 million-square-foot Cherokee Commerce Center 85 near Interstate 85 and SC Highway 105 in Gaffney.

The first speculative building at the 290-acre CCE-85 business park will be built in early 2024.

The buildings and warehouses are expected to meet the demand for modern industrial space along I-85 between Greenville and Charlotte, North Carolina

Glenstar Logistics and Creek Lane Capital are both based in Chicago.

John Montgomery, Garrett Scott, Brockton Hall and Dillon Swayngim of the Spartanburg office of Colliers are marketing the first building for the ownership.

TruAmerica plans $86 million multi-family development in Inman

TruAmerica Multi-family investment firm has acquired a 33-acre site in Inman with plans to develop Hartley View, an $86-million multi-family community.

The development will include 281 units and a mix of 214 townhomes, as well as 67 detached single-family residences.

Construction will begin in the summer of 2024 with the first units scheduled to be finished by the summer of 2025.

Hartley View is a planned community near Inman that will include a dedicated main entrance and leasing office with clubhouse. Amenities include a pool, dog parks, playgrounds, community parks, more than 4 acres of open wooded and recreation spaces.

There will be seven residential floor plans, and units will feature garages and backyards.

Unit sizes range from 1,260 square feet with two bedrooms, a 2.5-bath and one-car garage with the largest units featuring more than 2,200 square feet with a four-bedroom, 2.5-bath and a two-car garage.

The community will include a dedicated main entrance and leasing office with clubhouse. Amenities include a pool, dog parks, playgrounds, community parks, more than 4 acres of open wooded and recreation spaces connected to a trail system.

Space leased to Gibbs International for downtown Spartanburg headquarters

NAI Earle Furman has leased 18,500 square feet of office space in downtown Spartanburg to Gibbs International to relocate its international headquarters.

Gibbs International will relocate from 9855 Warren H. Abernathy Highway to the fifth floor of the QS/1 office building at 201 W. St. John St. beginning January 2024.

The transaction was facilitated by senior associates Brian Hammond and Richard Heatly of NAI Earle Furman’s Spartanburg office.
