Dutchess County housing in 2024 'still a competitive market'

While the housing market is not as volatile as it was during the height of the COVID-19 pandemic, prospective buyers may still encounter hurdles when they start their search.

In Dutchess County, a majority of municipalities saw an increase in the median sales price of single-family homes when comparing the first two months of 2023 with the same in 2024, according to OneKey MLS.

Additionally, data for December shows potential buyers and sellers in Dutchess County saw houses sell for higher than the previous month's median sale price of $400,000.

The median home sold for $437,000, an analysis of data from Realtor.com shows. That means December, the most recent month for which figures are available, was up 9.3% from November.

What does purchasing a home in Dutchess County right now look like?

Isabel Alves, the president of the Dutchess County Association of Realtors and an associate broker with RE/MAX Town and Country, said the median sales price for Dutchess County in January was $435,000, an increase of 11% from January 2023.

The average listing price in Dutchess County in January 2024 was $500,000, an increase of 11.4% from January 2023.

Alves said homes are on the market for on average only 65 days, a decrease of 26% from January 2023, and inventory of homes in Dutchess County rose by 1.4%.

It is a minimal increase, Alves noted, for the number of buyers looking for homes right now. "It is still a competitive market."

"Homes priced right will receive an offer within three to seven days of being on the market," she wrote. "Homes that have been on the market for longer than two weeks without an offer means that the price may be too high, its condition poor or the location is not desirable."
