From duplexes to triplexes, more housing planned along growing Leland road

A developing thoroughfare in Leland could soon see nearly 100 more residential units.

Plans to bring 98 duplexes and triplexes along Village Road are currently being reviewed by town officials. The proposed project looks to develop several parcels totaling nearly seven acres of land.

The development would sit at the corner of Village Road and Graham Drive -- roughly a mile from Leland Town Hall and directly across the street from the newly opened Town of Leland Disc Golf Course at 893 Village Road.

According to the site plan, triplexes will make up the majority of the 98 units, with just four buildings noted as duplexes (eight units) and 30 triplex buildings encasing the remaining 90 units. The development would extend the entire length of Graham Drive, all the way to Appleton Way, which runs parallel to Village Road, connected by Graham Drive.

While the majority of the units are planned to the west of Graham Road, five triplex buildings making up 15 residential units are planned to the east of the road. Those units note driveways for each unit, rather than the communal parking-space-style parking planned for the remaining units. At a required two spaces per unit, he plans outline 166 parking spaces and 30 driveway spaces.

The plans show both Village Road and Appleton Way would have an entrance to the community.

The area is zoned for commercial and residential use. Some single-family lots are located adjacent to the now-vacant site. According to the submitted site plan, some areas of the site are located in a flood-hazard area.

Plans for the project are currently being reviewed by the town's technical review committee.
