Construction is set to begin on Whatcom County’s newest 79-unit housing community

Construction will begin soon on a new 79-unit Whatcom County housing development located a leisurely stroll away from Saturday morning treats at the Lynden Dutch Bakery.

Most of the streets for the new River-Walk Community have been paved and foundation work has begun on the condominiums, which will be located on the southern edge of downtown Lynden and is being billed as providing “luxury living at an affordable price,” according to a news release.

“We care about building a community that Lynden will consider an outstanding addition,” project spokesperson Shane Bajema said in the release. “We love living here and want River-Walk to complement Lynden’s high standards and expectations.”

Bajema is one of four partners in the project, joining Tim Broersma, Brian Davidson and Greg Neufeldt, who all live within northern Whatcom County, according to the release.

The condominiums, which will all be separate structures, will range in size from 1,312 square feet to 2,047 square feet and include attached garages or carports, the release states.

The 79 units will make it one of the largest, recent single-family housing projects in Lynden, which 2020 U.S. Census estimates listed as having 5,601 households, including 74.1% of which are single-unit structures.

With the community located just south of downtown Lynden between Judson Street and Riverview Road, the release says River-Walk will be located within walking distance of shops and restaurants and offer “beautiful views of the Nooksack River and farmland to the south, plus majestic Mt. Baker from second-floor decks.”

Though prices haven’t been set, they’re estimated to be between $580,000 and $850,000, or an average price of approximately $385 per square foot, according to the release.

The median home price in Lynden, based on second-quarter sales, was $626,500, which was up 13.9%, according to the latest report from Troy Muljat of Bellingham-based Muljat Group Realtors. Muljat prepares a report each quarter based on data from the Northwest Multiple Listing Service.

Median sale prices in Whatcom County during the second quarter were $649,000, according to the report, while Bellingham saw homes selling for a median price of $785,000.

The River-Walk community, according to the release, will be comprised of two components — 43 homes in the eastern half geared toward “mobile professionals,” while the other 36 homes on the western half will be for 55-and-older active adults. All homes will have access to shared paths and recreation areas.
