Buckingham to review revised plan for proposed warehouse. What to know

The warehouse proposed for the DiGirolamo Tract will return to Buckingham officials this week.

In April, the township received a revised land development plan, which is scheduled for review by the planning commission on Wednesday, May 1 at 7:30 p.m.

Submitted by J.G. Petrucci Company, a developer based in Asbury, New Jersey, the proposal outlines the redevelopment of a 58-acre property on Cold Spring Creamery Road, which consists of two parcels owned by Bensalem Mayor Joseph DiGirolamo, Jr., Mary DiGirolamo and Bucks County Commissioner Eugene DiGirolamo, Jr.

Preliminary plans include a 150,000-square-foot warehouse with 30 truck bays, two parking areas, an access drive for trucks at Stony Lane and another driveway for employees off Progress Meadow Drive.

An earlier version of the proposal was last considered by the planning commission in February, which was met with criticism by the 150 or more residents who packed a standing room-only meeting.

Following a presentation by representatives of the developer, along with questions from the commission and public comments by dozens of neighboring residents, the application was tabled. In March, the board of supervisors voted to extend the review period to Aug. 1.

What changes were made to Buckingham warehouse plan?

The latest revision includes a few changes to the requested waivers.

Three variances, two pertaining to ordinances requiring separate preliminary and final land development plans and another regarding vehicle overhang in off-street parking, have been removed.

While three new variances were added, requesting waivers to requirements regarding excavation steepness, reinforced concrete outlet piping and concrete anti-seep collars on all stormwater management facility outlet piping.

DiGirolamo Tract to be sold if plans are approved

Greg Rogerson with J.G. Petrucci Company confirmed the company is under an agreement of sale to purchase the Buckingham property — a commercial real estate contract that he said is subject to approvals before it can be finalized.

Rogerson also noted the proposed warehouse is a speculative design with no specific tenant lined up, as they focus on the initial planning and approval process.

“We understand the concerns and we are going to go out of way to address them as best we can and will comply with all requirements of the municipality and the Pennsylvania Department of Transportation,” he said.
