The latest proposed developments, housing and other construction projects, and new businesses around Idaho’s Treasure Valley:

Boise

Erin Rossetta has requested a list of neighbors to contact for a meeting about a preschool at 11186 W. Gabrielle Drive in the Keeneland Park Subdivision located south of Fairview Avenue and west of North Five Mile Road.

Preschool education would be offered for the members of the surrounding community and preschool-aged children around the Treasure Valley. The “fine arts school would have a play-based curriculum with an emphasis in dance, music, art,” according to the application.

Jeff Head with Pivot North Architecture in Boise has filed a request for permit for the construction of Ascent Broadway Apartments at 2312 S. Broadway Ave., west of Ivywild Park.The project would consist of “two three/two story multifamily buildings totaling 40 units and associated site work,” according to the application.

Meridian Advanced Psychiatry leased 1,437 square feet of office space at 12212 W. Amity Rd., according to Colliers Idaho.

The clinic, which treats mental health and substance abuse, also has locations in Meridian, Eagle and Caldwell.

Boise River Fence leased 4,190 square feet of industrial space at 5298 W. Bethel St., according to TOK Commercial.

The company installs a variety of commercial and residential fending, including wrought iron, vinyl, cedar, chain link and electrical.

Earth Brite leased 720 square feet of retail space at 1134 N. Orchard St., according to TOK Commercial. The company sells clay-based, multi-surface cleaning products.

Meridian

Pearl House Collective, a hybrid online and popup bookstore, wants to build a brick-and-mortar bookshop in downtown Meridian.

The store, called Fourth Street Books, would be located in an 800-square-foot building at 909 Fourth Street.

The location is “ideal for an intimate and curated bookstore,” the application said.

The owners of the bookstore, Chelsea and Chase Major, are Meridian residents, the application said. Their shop will sell new and used books and serve a small selection of tea, coffee, beer and wine.

The store hours would be Tuesday-Sunday from 10 a.m. to 10 p.m. and Thursday-Sunday noon to 9 p.m.

The proposed bookstore building would be over 100 years old, the application said, so it requires some additions. The owners plan to add bike racks, expand the front patio and create a community space in the store’s backyard.

“The backyard would be used for author signings, poetry readings, book clubs, etc.,” the application said.

The Meridian Planning and Zoning Commission is scheduled to hear the proposal at 6 p.m. Thursday, May 18 at City Hall.

Cole Valley Christian Schools wants to open a pre-K through 12th grade school north of McMillian Road and west of McDermott Road.

The new school would be located on nearly 72 acres and have a two-story building about 260,000 square feet, according to the application.

The school would aim to serve 1,825 students with the potential to add more classrooms and students in the future, it said in the application.

The campus would have 48.5 acres of parking, driveways, a student play area and athletic venue.

The Meridian Planning and Zoning Commission is scheduled to hear the proposal at 6 p.m. Thursday, May 18 at City Hall.

Dutch Bros wants to build a drive-thru coffee shop within the Ten Mile Crossing development, at the northeast intersection of West Cobalt Drive and South Ten Mile Road.

The drive-thru would be for the coffee shop and up to three other tenants once it is built, the application said.

There would be dual drive-thru lanes to accommodate up to 27 cars, according to the application. There would also be a walk-up window and 34 parking spaces.

The Meridian Planning and Zoning Commission is scheduled to hear the proposal at 6 p.m. Thursday, May 18 at City Hall.

Venture Title & Escrow, a locally owned title company, relocated to a 13,000-square-foot office space in April.

The new location is at 1800 S. Bonito Way, Suite 200, in Meridian. The company was previously at 12601 W. Explorer Drive, Suite 200, in Boise.

Venture Title & Escrow was founded in 2022 by Mark Tidd, the former CEO of TitleOne, according to a news release from 116 & West. The company has finalized over 65,000 closings.

“We want to be the community title company, and that’s how we’re trying to position ourselves,” Tidd said in the news release. “We hope to bring that hometown adaptability and nimbleness to our customers because we know them better.”

Luxury golf cart seller Goat Golf Carts leased 5,744 square feet of industrial space at 950 N. Hickory Ave, according to TOK Commercial.

Garden City

Take 5 Oil Change, an oil change franchise, opened its first shop in Idaho at 6543 N. Glenwood St.

Two more Take 5 locations in the state are in the works.

Rick Pierce, the president of T5 Idaho LLC, is the Take 5 franchisee for Idaho and parts of Oregon and Washington, according to a news release from Alturas Capital Partners. Take 5 is owned by North Carolina-based Driven Brands.

“The Take 5 model is fast, friendly and simple,” Pierce said in the news release. “Part of that is making the process as convenient as possible.”

Pierce said the franchise’s business model is to change a car’s fluid and perform other ancillary services while the customer waits in their car.

Nampa

Primary Health Medical Group opened a new clinic in April near Caldwell Boulevard and Karcher Road.

The building, which previously housed a bank, has been expanded and remodeled to include 16 exam rooms, an X-ray suite, trauma room, lab and procedure room, according to a news release from Primary Health Medical Group.

The new clinic, located at 1820 Caldwell Blvd., has more patient care space. Its services include walk-in urgent care, work injury care and family medicine by appointment.

“We appreciate the opportunity to fill in an existing space in such an excellent location, and thank the city of Nampa for their support as we expand to meet continuing patient demand in the Nampa community,” said Dr. Dan Reed, the CEO of Primary Health and a family physician.

The medical group’s former Nampa clinic, which opened over 26 years ago, was located about a mile away.

Marketing company North 11 Agency and Radion Photography leased 1,326 square feet of office space at 984 W. Corporate Lane in Nampa, according to Colliers Idaho.

Flowers Baking Company leased 4,540 square feet of industrial space in Franklin Business Center at 1020 N. Franklin Blvd., according to TOK Commercial.

Flowers Baking Company is part of Flowers Foods, one of the largest producers of fresh and frozen bakery items in the country. With name-brand products like Wonder Bread and Nature’s Own, it has 9,200 employees and made $4.8 billion in sales in 2022, according to its website.
