New apartments, restaurants, retail planned with Mt. Juliet development, Everette Downs

A new development plan is proposing 117 one-bedroom apartments and four commercial buildings that would bring a little more than 51,000 square feet to the heart of Mt. Juliet.

Everette Downs is the working name of the new Planned Unit Development, which sits on almost 12 acres on the east side of North Mt. Juliet Road, south of Division Street and north of the Whitt's Barbecue near the center of town.

Mt. Juliet planning commissioners recently gave the development a positive recommendation.

But, it still needs two passing votes from the Mt. Juliet City Commission for approval. A final site plan with more specific details will also be evaluated as the approval process moves forward.

The commercial part of the plan, for retail and restaurants, represents about 70% of the site, according to discussion at the planning commission meeting.

The multifamily units would be spread out over three buildings, according to plans.

Developers plan to build the commercial part of the plan first, according to discussion at the planning commission meeting.

A traffic signal and northbound right turn deceleration on North Mt. Juliet Road will be required as part of the site plan, Mt. Juliet Public Works Director Matt White said. Additional traffic improvements may be required after the review of a traffic impact study that will be provided before first reading by the city commission, White said.
