5 Eco-Friendly Home Renovations That Will Boost Your Home’s Value in 2024

Today’s homebuyers often look for “green” construction – homes built with environmental considerations in mind. And when buying a previously owned home, some buyers also seek eco-friendly materials and options.

In fact, Zillow reports that homes equipped with some environmentally friendly features frequently will sell faster, and for more money, than properties without similar items. If you want to list your home on the market in 2024, or remodel it for your own enjoyment, following these five suggestions in a home renovation project will likely boost your home’s value.

Add Energy-Efficient Appliances

Zillow’s Consumer Housing Trends Report 2023 said 77% of people buying newly constructed homes focus on energy-efficient features to lower utility bills as well as benefit the environment – and those additions could lead to higher home values, too. Among buyers of existing homes, 56% of those surveyed said they look for energy efficiency. If you plan a home renovation, whether to spruce up your property before selling or for your enjoyment, keep energy efficiency in mind. That includes replacing worn-out appliances with Energy Star-rated models.

Switch to Drought-Friendly Landscaping

If you live in a warm-weather region – especially one prone to droughts – adjust your landscaping to add plants and ground cover that don’t require much water. According to Better Homes and Gardens Real Estate, drought-friendly landscaping can increase your home’s value by as much as 12%.

Go Tankless

Consider a tankless model if you plan to replace your old water heater. Tankless water heaters take less space than traditional water heaters, which store water in the tank. The tankless heaters use a heat exchanger to convert cold water to hot water on demand. The U.S. Department of Energy says homes that use 41 gallons of hot water daily will recognize increased energy efficiency of 24% to 34%. Per Zillow, a tankless water heater can increase a home’s value.

Think Bamboo

If you’re a fan of home-buying television shows, you’ve undoubtedly seen house shoppers scoff at carpeting and express their preference for hardwoods. Flooring is a big-ticket item, so if you make a change in 2024, compare hardwoods and laminates with flooring like bamboo. Bamboo floors are durable, easy to maintain, and far more eco-friendly. That’s because unlike wood, which requires cutting down trees, bamboo is a grass that regenerates.

Reuse and Recycle

Not all parts or finishes in your home need to be new. If you’re a do-it-yourselfer redesigning your old fireplace, for example, don’t run to the big box home improvement stores for a new mantel. Instead, you might find a piece of reclaimed wood on sites like Facebook Marketplace; your neighbors could have spare pieces from their renovation projects to sell or give away. If your bathroom vanity needs a facelift, places such as Habitat for Humanity’s ReStore might have a used one that is perfectly suitable. These repurposed pieces often add the “character” home buyers covet – and will pay extra for – if you plan to sell.
