These 4 Kentucky counties have median home sale prices of $400K or more recently

Four Kentucky counties had median home sale prices above $400,000 in a recent two-week period, according to real estate site Redfin.

Here were the 10 Kentucky counties with the highest median home sale prices, as of March 2:

  • Pendleton: $497,000

  • Woodford: $491,170

  • Larue: $437,000

  • Spencer: $404,000

  • Henry: $340,000

  • Shelby: $300,000

  • Lyon: $299,900

  • Trigg: $293,317

  • Whitley: $294,950

  • Jackson: $293,000

Fayette County’s median home sale price for the week beginning Feb. 13 was $268,000, according to Redfin.

Redfin reported in January Lexington’s real estate market was “very competitive,” scoring a 73 out of 100. But although “many homes” are getting multiple offers and some buyers are waiving contingencies, average homes are selling for about 2% below list price, according to Redfin.

Zillow reports home values in Lexington were up 9% year-to-year as of Jan. 31, with a median home value of $266,575. Typical Lexington homes spend just 12 days on the market before going pending, Zillow says, and 54.6% of homes sold below list price as of Dec. 31, 2022.

Although many Lexington homes are selling below list price, the area’s median sale price is still 14.5% higher than in February 2022, according to Rocket Homes. The median price of homes with five or more bedrooms has had the highest percentage increase, the site says.

Here’s how median home sale prices have changed in Lexington, with information from Rocket Homes:

  • Homes with five or more bedrooms: prices up 17.1% from February 2022 to February 2023

  • Two-bedroom homes: 16.8% price increase

  • One-bedroom homes: 14.2% price increase

  • Three-bedroom homes: 12.8% price increase

  • Four-bedroom homes: 11% price increase

Home supply dropped a bit in Lexington from January to February, Rocket Homes reports, with 656 homes for sale in January and 624 for sale in February. Additionally, home sales dropped by 10.1% in Lexington from January to February.

As of March 2, 338 homes were listed for sale on Zillow in Lexington, including single-family homes, townhouses, multi-family units, condominiums, co-ops and apartments. Prices ranged from $89,500 to $4.8 million.
