'American Hustle' Home Dips in Price by Half-Million

Dropping a half-million dollars from the list price of a prime-location Boston mansion? This is no Academy Award-winning hustle, just an honest enticement from the owner of a manse that was used to film the hit movie "American Hustle."

Remember the pool scene? It took place in the indoor pool house of this at 64 Dudley St. in Brookline, Massachusetts. Now the nearly 10,000-square-foot scene-setter for the film starring Christian Bale, Jennifer Lawrence, Amy Adams and Bradley Cooper can be yours for $4.999 million.

According to listing agent Siu Fu Lau of Boston Proper Real Estate, the owner had the home priced as high as $5.999 million back in 2011, but has since taken two huge whacks at the list price, including a May 21 cut of $500,000. "There is absolutely nothing wrong with the house. It's really just an enticement to attract buyers because the owner really wants to sell,'' Lau said.

While the upscale Boston market is perky -- the median home value in Brookline is $599,800, up 6.9 percent year-over-year -- Lau said that the sweet spot for quicker sales sits in the $1 million to $3 million range. At $5 million, fewer buyers are willing to jump in. "This is not quite L.A. where people drop money fast, but this should bring more interest,'' he said.

In addition to the indoor pool, a tennis court, landscaped grounds, ample parking and a carriage house, the home boasts seven bedrooms, six baths and an 0.81-acre lot. The real treat is that the home is one of about only a dozen in Brookline with views of the reservoir.

As for the movie-making that took place at the home, it was just one of many real-life locales used to make David O. Russell's crime comedy-drama based on the Abscam Scandal. Many locations in Massachusetts and New York were used in the award-winning film.
