Terreno Realty Corporation Acquires Property in Medley, FL for $6.0 Million

SAN FRANCISCO--(BUSINESS WIRE)-- Terreno Realty Corporation (NYS: TRNO) , an acquirer, owner and operator of industrial real estate in six major coastal U.S. markets, acquired a property containing approximately 53,000 square feet within one multi-tenant industrial building and an adjacent improved 2.28 acre lot located in Medley, Florida on April 26, 2013 for a purchase price of approximately $6.0 million.

The property is at 11800 NW 101st Road adjacent to Miami Dade County's Flagler Station Business Park. The recently completed front load distribution building was vacant when Terreno Realty Corporation placed the property under contract, and now has been leased to a logistics company commencing August 2013 and ending October 2018. The improved lot is 100% leased to a leading provider of ground small-package delivery services. The estimated stabilized cap rate of the property is 7.0%.


Estimated stabilized cap rates are calculated as annualized cash basis net operating income stabilized to market occupancy (generally 95%) divided by total acquisition cost. Total acquisition cost includes the initial purchase price, the effects of marking assumed debt to market, buyer's due diligence and closing costs, estimated near-term capital expenditures and leasing costs necessary to achieve stabilization.
