San Francisco Homes for Sale Under $500,000 in the Mission District

What can you get for less than $500,000 in and around San Francisco's Mission District? A good question. San Francisco real estate is very expensive; land is scarce in the city. Still, half-a-mil should yield something. We'll compare three homes selling in the neighborhood to see what you can get -- and how to get more.

A home in the Mission runs from $247,000 right on Mission Street all the way up to $2,275,00 for a four-bedroom Victorian.

House no. 1: Bernal Heights Cottage for $499K
First up at $499K is a small cottage (above) just one block outside the Mission in Bernal Heights that's been in the same family for more than 68 years. (That sounds so quaint.) What your money will get you is a three-
room, one-bathroom dwelling over a full garage and basement, set in the heart of Bernal Heights. It's a tiny, just 460-square-feet, but features an eat-in kitchen with gas stove, fridge and charming built-in cabinets. It seems like a little bit of a fixer-upper with an unfinished, low-ceilinged room at the rear of the garage as a possible expansion area.

House no. 2: 3BR Mission District Condo for $489K
This $489,000, three-bedroom, one-bathroom condo with 1,300 square feet is right in the heart of the Mission. You get a little more space for your buck, but weigh that against the condo being at the top of a three-unit Edwardian townhome. So you're gonna have to climb some stairs. It's spacious and light-filled, with hardwood floors, two decorative fireplaces and an updated kitchen with granite counters. Having a one-car garage here is pretty great too.

House no. 3: 1BR Condo Bordering the Mission for $459K

This $459K one-bedroom, one-bathroom condo is on historic and very quiet Fair Oaks, just off of Guerrero Street and on the border of the Mission and Noe Valley. It's described as charming, spacious, and bright, with a newer kitchen that has a semi-formal dining area and original built-In cabinetry. Other nice additions include hardwood floors, French doors, and a landscaped shared garden.

Our Take: For my money, I'd go with House No. 3, the condo on Fair Oaks. It's cheaper and teeming with charm.
