It's not easy to find homes for sale in L.A.'s Santa Monica area for less than $400, 000, but I managed to scout out two great buys. The average home listing price in Santa Monica for a one bedroom condo is $455K and $884K for a two bedroom - these two homes have those numbers beat by more than $500K combined.

You can, however, find several foreclosed homes for sale in Santa Monica below $400K, but many of those listings don't have photos so you have to guess at what you'd be getting. If you take the time to look, there are some are good buys available. It just takes patience (and a desire to renovate in some cases.) But who ever said home buying didn't require patience?
