For most homebuyers, a luxury home is one with features like a jetted tub, a man cave or she shed, and perhaps an outdoor kitchen. Others look at luxury on an entirely different level. For them, extensive water frontage, tens of thousands of square feet of living space, enough bedrooms to sleep a small village and acre upon acre of manicured lawns and gardens better fit the bill. That’s precisely the kind of buyer the sellers of the world’s most expensive houses hope to attract.

They’re apparently in short supply — some of these homes have been on the market for an extended period of time and are currently listed at reduced prices. However, the owners of each property are still asking for more than $100 million — in some cases, much more.

While most of the homes in this ranking come from the February 2023 Robb Report roundup and have been verified to still be active, others are new or “coming-soon” listings GOBankingRates found on luxury estate websites and in media reports.

10. Royal Style Mansion, Caesarea, Israel — $109 Million

If you’ve ever dreamed of living the life of a royal, this is the place to do it. Baroque and Rococo architecture inspired the design of this 63,130-square-foot royal-style mansion overlooking the Mediterranean Sea. The home has five bedrooms and 15 baths, plus a 2,152-square-foot living room, formal dining room, breakfast room, chef’s kitchen and a library. If the indoor pool, wine room, gym and game room get stale, you can head outside to explore the grounds — 2.71 acres, featuring elaborate fountains and a resort-size pool.

9. Green Gables Estate, Woodside, California — $125 Million

Get first dibs on Green Gables, one of America’s grandest estates, according to Compass, the listing broker. It’s about to hit the market at an eye-popping $125 million — a bargain, considering that it was listed for $135 million just two years ago.

Encompassing over 74 acres, the Green Gables Estate boasts a 23,900-square-foot main house built in 1911. It has 34 bedrooms, 26 baths and stunning views of the Western Hills. The grounds include six more homes plus a stone tea house, and vegetable and flower gardens irrigated by the on-site spring-fed reservoir. A Roman pool spanning over 100 yards and three swimming pools round out the amenities.

8. Le Palais Vénitien, Cannes, France — $134.83 Million

“Palais” is French for “palace,” and it’s an apt description of this stunning mansion overlooking Cannes and the Mediterranean Sea. The home features nearly 33,000 square feet of living space, including nine bedrooms, 12 full baths, a movie theater, a nightclub, a gym and a stocked wine cellar. Ride the elevator up to the rooftop terrace to enjoy the view, or head outside to play tennis and swim in the large pool located adjacent to the lake at the mansion’s entrance.

Built in 1990, the home is fully automated and sits on 6.18 acres.

7. Mylestone at Meadow Lane, Southampton, New York — $135 Million

This stately oceanfront estate was the most expensive home in the U.S. in 2021, when Bespoke Real Estate listed it for $175 million, according to Realtor.com. The price since has dropped to $135 million. At 15,521 square feet, this home is small compared to others on this list, but it sits on 8 acres boasting 500 feet of ocean frontage offering panoramic views in one of the nation’s most exclusive beach resorts. The home has 11 bedrooms, a total of 16 baths, a chef’s kitchen, a gym and a five-car garage. Outdoors, the extensive grounds include a 70-foot heated pool, a playground, basketball and tennis courts and a private deep-water dock.

A two-bedroom en suite in the mansion and a separate caretaker’s cottage allow staff to live on-site.

6. The Manor, Los Angeles, California — $155 Million

Legendary TV producer Aaron Spelling built this 56,500-square-foot mansion in 1990. A subsequent owner listed it for sale at $200 million in 2016, according to the Robb Report, but reduced the price to $175 million a year later. Currently priced to sell at $155 million, The Manor sits on 4.68 acres of rolling lawns and gardens bordering the Los Angeles Country Club. The home features 14 bedrooms and a total of 19 baths as well as an extensive library, a screening room, a bowling alley and a beauty salon.

5. Eisner Estate, Malibu, California — $195 Million

Had Michael Eisner’s Malibu estate sold for its original listing price of $225 million, it would have set a California record. It still might at its reduced $195 million price tag. Designed by Robert A.M. Stern with a nod to estates in Tuscany, Provence and Spain, the property is a nine-stone-structure compound with 16 bedrooms, 22 baths, a gym, a beach cottage, guest homes and a movie theater linked by tunnel to the pool. Although the estate sits on a bluff high above the Pacific Ocean, an elevator provides easy access to the beach.

4. Tarpon Isle, Palm Beach, Florida — $218 Million

Nothing says luxury like having your own 2.2-acre private island, complete with a 28,618-square-foot mansion. Although the home was built in 1930, the estate is new and has all the modern amenities you could hope for: spa, hair salon, theater, library, wine room, steam room and sauna — not to mention 11 bedrooms and 16 baths.

Of course, you’ll want to spend as much time as possible outside, enjoying the island. To that end, you’ll find a loggia with a full outdoor kitchen as well as a fireplace, two pools and a pool bar.

If the home sells at the current asking price, it’ll be the most expensive home ever to be sold in Florida, CNBC reported.

3. Hacienda Canalete, Cartagena, Bolivar, Colombia — $225 Million

The port city of Cartagena, one of Colombia’s most popular tourist destinations, is home to Hacienda Canalete. While the Sotheby’s International Realty listing notes that the sale includes a home and shows a stunning hacienda-style house with expansive pools and panoramic views, most of the value appears to be in the land. It encompasses three zoning areas — tourism, industrial and suburban/rural — with a wealth of opportunity for future development.

2. Central Park Tower Penthouse, New York City — $250 Million

The most expensive home for sale in the U.S. right now appears to be this spectacular penthouse occupying the top three floors of Central Park Tower, the world’s tallest residential building. Enjoy stunning views of New York City and beyond from 1,416 in the air from the terrace (if you dare) or the 17,545-square-foot penthouse boasting 27-foot ceilings.

The main living area is on the first level, where you’ll find a grand salon, dining room, observatory, library, media room, serving kitchen and guest or staff bedroom. Five bedroom suites, a primary suite with en-suite baths, a sitting room and dual dressing rooms, and a bonus room comprise the second floor. And the top level, designed for entertaining, offers a private ballroom, catering kitchen and private study.

In case you’re wondering how much it costs to live in a $250 million condo — you’d better budget $1,385,564 per month for the mortgage payment, assuming you put 20% down, plus nearly $70,000 in common fees and taxes.

1. The Holme, London, UK — $321 Million

There are foreclosures … and then there are foreclosures. The Holme, a regency-style Regent’s Park mansion, was owned by members of the Saudi royal family, but it’s in receivership following the expiration of their £150 million ($192.7 million) loan, according to Quartz. A sale at the asking price would make The Holme London’s most expensive home ever. It’s believed to be the highest-priced home on the market anywhere in the world, edging out Central Park Tower by over $70 million.

When the mighty fall, they fall hard. Also in receivership are a New York City residence and a private plane. But the Saudi royals’ hardship could be your lucky break. The Holme may not have been listed yet, as it doesn’t appear on the website of either broker believed to be handling the sale, and there’s no indication that it has been sold. So you still have a shot at calling the world’s most expensive property home.
