100s of homes, brand new SC hotel and RV park top list of big projects in this Horry city

A trio of large-scale developments around North Myrtle Beach are priming the city for more tax dollars, housing stock and lodging options.

All in various stages of planning, the projects would occupy more than 250 acres from Cherry Grove to Water Tower Road. Here’s a look into them.

More than 200 acres of farmland could yield hundreds of homes along a rapidly growing corridor

The City Council this week inked a 10-year deal with Beazer Homes, clearing the way for up to 520 homes to built on 221 acres between Water Tower and Long Bay roads: Officials said once complete, the project should return $3.3 million worth of fees.

“It’s not that we’re looking to annex a lot of land, I would not even really consider this property being annexed into the city if it wasn’t located where it was on these two roads that we so desperately need to have developed,” Mayor Marilyn Hatley said Jan. 10.

It’s the second time in less than a year city officials have pulled land off the road — which connects S.C. 90 to N. Kings Highway in Myrtle Beach — into municipal limits for residential development.

An August vote permitted work to start on 250 new apartment and condominiums.

Water Tower Road also landed the Palmetto Coast Industrial Park. It quickly announced Pepsi Bottling Ventures would move in as its anchor tenant, abandoning the plant it currently occupies along U.S. Highway 501 in Conway.

The Bahama Island district is looking to become RV-friendly

A large planned development first approved by the city in 2006 is on the verge of adding a major new asset.

City planners are reviewing an application to create the Long Bay RV Resort on 22 acres at the end of Ace Way near the Intracoastal Waterway, swapping out multi-family housing.

If approved, it would bring:

  • 361 RV spaces

  • A 6,000-square-foot amenity center and “lazy river” water feature

  • A 7,000-square-foot swimming pool with a connected deck and playground

  • Basketball, shuffleboard and volleyball courts along with fire pits and outdoor event space

  • A retail segment connected by a boardwalk with 51 docks

  • A dry dock with boat ramp mirrors

The project still needs to go through the city’s planning commission and city councils but if approved, it would become the second large-scale RV development under consideration.

Sun Communities -— which manages the Carolina Pines RV Resort off S.C. Highway 90 — plans to build a 348-unit site to 9 1/2 acres outside of Aynor.

A Cherry Grove hotel concept is moving forward, but design changes are expected

A proposed 127-room Hampton Inn & Suites near the Cherry Grove Pier won early support from the city council on Jan. 10. Still, officials wanted developers to add more parking for the public and employees, along with aesthetic changes.

Located inside the Prince Resort, an oceanfront complex whose properties include The Horizon at 77th, Grande Shores and the Towers at North Myrtle Beach, the city approved a master plan amendment in 2019 for the hotel, but construction was slowed by COVID.
