Rare 525-Acre Arboretum Near Seattle Listed at $43 Million

Misty Isle Farms, one of the country's largest private arboretums, is for sale near Seattle for $43 million, AOL Real Estate has learned.

The 525-acre estate on Washington's Vashon Island is a magnificent assemblage of 47 neighboring tax parcels. It includes a private lake, driving range and chipping/putting greens, equestrian barns, and a 2,200-foot landing strip with helipad. The property is one of the largest on the market within a 15-minute helicopter ride of downtown Seattle.

Most of all, Misty Isle boasts a magnificent collection of flora that is described as including 200 varieties of rhododendrons and azaleas, 100 species of roses and 200 types of evergreen and flowering trees. (Click here to see a video of the vast estate.)

Listing agent Brad Vancour of Realogics Sotheby's International Realty said he hopes a very wealthy buyer will "come in and keep it as it is," he told AOL. But chances are a developer will divide the property.

Vancour said Seattle has become a "hot spot" for Chinese buyers who were attracted to the Pacific Northwest when Canada was fast-tracking visas for wealthy immigrants. The program has been suspended, and Chinese investors are now hunting properties in and around Seattle, which are under-priced compared to many in Los Angeles and San Francisco, Vancour said.

"We don't have the smog and violence problems of Los Angeles," he said.

And, the Seattle area has all the rain any investor could want. From November through May, the weather is overcast about half the time, Vancour said.

Misty Isle Farms was owned and assembled over 40 years by Thomas J. Stewart, a billionaire businessman who died in a 2010 Arizona helicopter crash near Phoenix that also killed his wife and young daughter. Sellers of the property, where Stewart held Republican fundraisers, now include a consortium of family trusts and corporate entities.
