Buy Me! 5 Creative Ways to Land a Home Sale This Spring
With so many homes available, homeowners need to find new ways to make their house stand out in the crowd. Joyce Poole, a full time Realtor with 20 years of marketing experience, has some creative ways to make your home more attractive to potential buyers.
1. Tell Potential Buyers "The Top 10 Reasons We Love Living Here"
Realtors may be prohibited from divulging certain information about the demographic character of a neighborhood--but homeowners aren't. So write a letter to prospective buyers highlighting your favorite things about where you live. For instance, you can write, "I love living here because there are so many children for my child to play with."
Establish all the benefits of your neighborhood, such as close proximity to grocery store, pharmacy, or whatever a buyer might find interesting. Leave the letter in a visible spot along with your other listing information and be sure to include a disclosure that clearly states, "This document was written by the home seller."
2. Provide a Great Floor Plan
Square footage can be tricky. Very often the builder, the Realtor and the appraiser will all come up with different measurements. So eliminate confusion by hiring an inspector to draw an accurate floor plan with the dimension of every room and closet. Include the floor plan with the handouts and online listing, so that anyone looking at your house can make sure their furniture will fit.
3. Promote an Active Homeowner's Association
If you live in a neighborhood with an active homeowner's association, leave out newsletters, a calendar of events, and fliers for any upcoming activities. The Realtor can't be counted on to keep up with the particulars of every HOA, so it's up to you to let potential buyers know how much fun they can have if they buy into your community.
4. Have Great Photos
Poole recommends hiring a professional to take photos of the property. Eighty percent of buyers look at houses online before they go for a tour. If your photos don't look good, they aren't going to entice a buyer to schedule a showing.
Even if you don't hire a pro, make sure to do some styling before you click the shutter. For instance, replace your patterned comforters with solid-color ones, which photograph better, and touch up scratches in wood floors or furniture with a wax pencil or liquid scratch cover to make them disappear.
5. Pay Attention to Minor Details
With so many homes to choose from, even the slightest problem might make your house undesirable. Loose knobs, sticking doors and windows, dirty baseboards, or a leaky faucet may seem like minor flaws to you, but they will put red flags in a buyer's mind that the home was not properly maintained. Don't allow the slightest detail to give your home a negative perspective in the buyer's mind.
