NeighborhoodScout's database includes information from the FBI, the US Justice Department, the US Bureau of the Census, the National Center for Education Statistics, the Federal Housing Finance Agency, the U.S. Geological Survey, and 63 other proprietary sources to produce the largest national database of neighborhood-specific data available today. Much of the data is built in-house and is proprietary and exclusive to NeighborhoodScout.
To quantify the 20 winning Retirement Dream Locales, we used the following data:
"Seniors" is the percentage of people 65 and older in the neighborhood.
"Educated" is the percentage of adults in the neighborhood with a 4-year college degree, or graduate degree.
"Crime" is all FBI uniform crime report crimes for every neighborhood nationwide (murder and non-negligent manslaughter, forcible rape, armed robbery, aggravated assault, burglary (including home break-ins), larceny (over $50), and motor vehicle theft) - modeled as a rate per 1,000 residents of the neighborhood.
"Diverse housing options" is a quantitative measure of the balance of owner-occupied and rental housing such that the options for housing are not all apartments, and not all single-family homes.
We also developed a quantitative approximation of "Peace and quiet" where every neighborhood in America has a quantitative value for 'Peace and Quiet.' This is assessed by a multi-metric measure combining neighborhood population density per square kilometer (lower is quieter), the percentage of college students living in the neighborhood (fewer is quieter), the percentage of children living in the neighborhood (fewer is quieter), and the percentage of renters in the neighborhood (fewer is quieter).
Because high concentrations of college educated seniors is an indication that such people with resources and access to information to make informed choices have preferentially selected these neighborhoods as a place to live, there is a high correlation between that mobile population choosing the neighborhood, and a higher rate of amenities and attractive settings or scenery in and near the neighborhoods.
These 20 winning Dream locations attained the best overall scores across all of these diverse criteria, and stand out among the more than 61,000 neighborhoods we researched nationwide.
