San Francisco: Homes in Theater District for $499K or Less

666 Post St., San Francisco, CAEvery time I visit a big city, I like to spend a week doing nothing more than going to a live theater performance every night, with sightseeing and a fancy dinner wrapped around it.

For $499,000 in San Francisco that can be done by buying a home within walking distance of its theater district, allowing you a place to stay after a night on the town. Here are three homes for sale for $499,000 or less in different neighborhoods. But all are within a walk or a cable-car ride to Union Square and its nearby theaters and restaurants. With the hilly terrain of Nob Hill, you may want to take a cable car or taxi back home after the show.
666 Post St., San Francisco, CAHome #1: $499,000 Theater District condo

This one-bedroom, one-bath condo at 666 Post. St. is in the heart of the Theater District. It's unit No. 804, which must be near a $500,000 condo I wrote about recently in the same complex, unit No. 803. Feel free to take a look at it, but for this comparison we'll go with the $499,000 condo in unit No. 804.

It's a corner unit with art deco style, a fireplace in the living room and a view of the city lights and downtown, although the view from the real estate agent's listing is of a building blocking much of the view (as shown above). Without much description from the real estate agent, it's difficult to know what's inside, other than the photos, so what stands out is the excellent location within walking distance of many area theaters.

Comparable homes in the area for-sale prices of $583,000.


1201 California St., San Francisco, CAHome #2: $479,000 Nob Hill condo


This one-bedroom, one-bath condo at 1201 California St. also has a great location: atop Nob Hill, with a downhill walk to theaters. A cable-car stop is nearby. It has 607 square feet of space, making for tight quarters, but a chic look that might make up for it.

It has a far-off view of the Golden Gate Bridge, although saying you have a good view of the bridge is a stretch. The 1920s building has a doorman and valet parking, hardwood floors and custom upgrades.

Comparable homes have an average for-sale price of $417,000.




900 Bush St., San Francisco, CAHome #3: $475,000 Nob Hill condo

Again, a great location. This condo is in lower Nob Hill and near the Theater District, Union Square, Financial District, and many dining and shopping areas nearby. The condo at 900 Bush St. has one bedroom and one bathroom, although the number of square feet isn't listed by the real estate agent.

It has new appliances, granite, lighting, carpet and paint. Amenities include a gym, a landscaped plaza and a pool that's open seasonally. It also has a parking spot and guest parking, which is difficult to find in San Francisco.

Comparable homes have sold for $580,000.

Our pick: Home #2. It was a close call since all are in great locations and have approximately the same amount of space. But the condo at 1201 California St. wins out for being atop Nob Hill with probably the greatest views of the three.

Living near San Francisco's theater district is possible for less than $500,000, if you don't mind a home with one room and one bathroom.
